Most Home Renovations Go Wrong Before Anyone Picks Up a Hammer

When a renovation runs over budget or drags three months past schedule, the cause is almost never the construction. It is what was not figured out beforehand. A scope that was never fully defined. Trades booked in the wrong order. A permit application submitted late. Finishes chosen after the walls were already framed.

A whole home renovation involves a lot of moving parts. Demolition, framing, plumbing, electrical, insulation, drywall, flooring, cabinetry, tile, paint and finishing, and every one of those has to happen in the right sequence with the right people showing up on the right day. When nobody is managing that properly, the gaps between trades become weeks.

Our job is to close those gaps before the project starts. We define the full scope, sequence the trades, handle the permit process, and give you one person to call for the entire renovation.

The Homes We Work On in North Vancouver

A lot of North Vancouver housing stock was built between the 1950s and the 1980s, and renovating those homes is a different job than renovating a newer build. We run into the same things regularly on the North Shore:

  • Post and beam construction. Common across North and West Vancouver. Beam spans are larger and connections are non-standard, so any change to the structure needs an engineer involved and specialized carpentry rather than standard framing.
  • 1950s and 60s electrical. Knob and tube wiring and 60 amp panels still turn up. If you are opening walls anyway, upgrading is usually the sensible call.
  • Pre-1975 materials. Asbestos in floor tile adhesive, drywall compound and old insulation is common. Testing before demolition is required, and remediation needs to be budgeted rather than discovered.
  • Steep lots. A lot of North Shore properties sit on slopes. Access is harder, material handling takes longer, and any excavation work may require a geotechnical report.
  • Split levels and 1970s layouts. Compartmentalized floor plans that most homeowners want opened up. Nearly always involves at least one load bearing wall and a structural engineer.
  • Strata buildings. Condos and townhomes come with approval processes, restricted work hours, elevator booking and building access rules that have to be planned around from day one.

None of this is unusual. It just needs to be identified before you have a budget, not after.

How We Manage a Home Renovation

1. Walkthrough and Assessment

We look at the home, talk about what you want to change, and flag anything that is likely to affect scope or budget. Age of the wiring, condition of the plumbing, structural questions, anything that could turn into a surprise later.

2. Scope and Budget

We put together a written scope with a real number attached, including a contingency. We would rather have an honest conversation about budget at this stage than a difficult one halfway through.

3. Design and Selections

Layouts, materials and finishes get decided before construction starts. This is the single biggest thing that keeps a project on schedule, because a decision made mid-build costs more and takes longer every time.

4. Permits and Approvals

We prepare and submit permit applications to the District or City of North Vancouver, coordinate any engineering that is required, and handle strata approval packages for condo and townhome projects.

5. Construction and Sequencing

Trades are scheduled in order and coordinated by one project manager. You get regular updates, and you always know what is happening that week.

6. Final Walkthrough and Warranty

We go through the finished work together, complete the deficiency list, and hand over a written labour warranty.

Basement Renovations and Legal Secondary Suites

If you own a detached home in North Vancouver with an unfinished or underused basement, this is worth looking at closely. There is no renovation in the Lower Mainland with a better return, and it is not particularly close.

Finishing a basement for your own use, adding a family room, a bedroom, a home office or a gym, generally runs $30,000 to $90,000 depending on size, ceiling height and whether a bathroom is included. Converting that space into a legal secondary suite costs more, usually $60,000 to $150,000, because it brings in fire separation, soundproofing, egress windows, a second kitchen, separate entry and dedicated heating and ventilation.

The tradeoff is straightforward. A legal one bedroom suite on the North Shore rents in a market with vacancy under one percent, and that rental income continues every month for as long as you own the home. Both the District and the City of North Vancouver permit secondary suites in appropriate residential zones, and we handle the permit process and inspections.

The main things that decide whether it is feasible are ceiling height, whether you can create a separate entrance, and window sizes for egress. We can tell you fairly quickly on a walkthrough whether your basement will work.

What Does a Home Renovation Cost in North Vancouver?

Home renovation costs are usually discussed per square foot, because the scope varies so much. As a 2026 planning guide for North Vancouver:

  • Cosmetic renovation, roughly $80 to $130 per square foot. Paint, flooring, lighting, fixtures and finishing, with no layout changes and no mechanical work.
  • Mid-range renovation, roughly $150 to $260 per square foot. Several rooms rebuilt, some layout changes, partial mechanical upgrades, new finishes throughout.
  • Full gut renovation, roughly $220 to $360 per square foot. Stripped to the framing, with all new plumbing, electrical, insulation, drywall and finishes.

For most detached homes on the North Shore, that puts a full renovation somewhere between $150,000 and $500,000 depending on size and finish level. Costs here run slightly above the Metro Vancouver average, mainly because of access on steep lots and the finish level typical of North Shore homes.

Three things worth knowing when you are budgeting:

  • Contingency is not optional. Budget 15 to 20 percent, and 20 to 25 percent for homes built before 1975. Demolition reveals things.
  • Permit fees run $2,000 to $10,000 for larger renovations, separate from any engineering reports.
  • Bundling saves money. Doing all the mechanical work in one mobilization while the walls are already open costs far less than doing it in stages.

These are planning ranges, not quotes. A real number requires seeing the home.

On timelines, a realistic picture for a larger project looks like this. Design and selections take four to eight weeks. Construction on a whole home renovation typically runs four to eight months.
